BHC will perform the following services in the Home Maintenance agreement:

  • **18 point written assessment twice per year
  • Gutters and downspouts cleaned in the spring and fall
  • Radon, simple test – done once during the first assessment
  • Written estimate for indentified work
  • Lawn moving services (1/3 acre city lot) up to 31 times a year
  • Snow removal at 2” accumulation
  • Ice maintenance
  • Batteries for all detectors replaced twice per year
  • Furnace filter, of the 1” thick variety, replaced twice a year

**18 point assessment:

  1. Gutters and downspouts
  2. Roof; shingles, valleys, pipe flashings
  3. Exterior facia and sofits
  4. Doors and Windows:  weather stripping, caulking, wood rot, glazing
  5. Exterior paint
  6. Furnace:  filter, motor blower, igniter, flue pipe, humidifier, dehumidifier
  7. Water heater:  temp setting, safety valve
  8. Plumbing:  main shutoff, faucet pressure, drips, toilet shut offs, sump pump
  9. Electrical:  overloaded outlets, GFI, extension chords
  10. Exterior Faucets:  hoses, drips
  11. Foundation:  drainage, cracks, settling
  12. Curb appeal:  plants, shrubs, lawn, trees
  13. Caulking and grouting:  tubs, sinks, showers
  14. Driveway:  cracks, settling
  15. Deck or Patio
  16. Security:  deadbolts, door peephole, motion detector light, door and window locks
  17. Access and Safety:  hand rails, ramps, stairs, elevators, etc.
  18. Detectors: smoke, fire, etc.

** What happens if the assessment reveals need for repair(s)?  Should need for repair(s) be found during the assessment (2 times a year), at the Home Owner’s direction, BHC will contract all necessary work to be done. (One Stop Maintenance!)  If any home maintenance issues arise before the next scheduled assessment, call us and BHC will promptly schedule an appointment to look at the questionable situation.   (One phone call gets the job done!) Any repair/remodel work will, of course, be charged according to the needs of that particular project.  Prior to any work being done, all repair/remodel work will be priced, in writing, for the Home Owner’s approval, except in extreme circumstances when we’ll ‘agree on the spot’ because work must be done immediately.  Otherwise, the necessary work will be scheduled and completed according to written agreement between the Home Owner and BHC.
